المنهجيةMethodology

لكل تقييم منهجية مكتوبة: الأساليب، الافتراضات، والمصادر. المنهجية غير المكتوبة تُنتج رقماً بلا أساس.Each valuation needs a written methodology: approaches, assumptions and sources. An unwritten one produces an unsupported figure.

الأساليبApproaches

الدخل والسوق والأصول. استخدام أسلوب واحد يُنتج صورة ناقصة، والجمع بينها يرفع الموثوقية.Income, market and asset. One approach produces an incomplete picture; combining them raises reliability.

المؤهلCredential

من يُعدّ التقييم وبتأهيل. التأهيل ليس شكلياً، بل ما يجعل الرقم مقبولاً عند الجهات.Who prepares it and with what credential. The credential is not formal; it is what makes the figure acceptable to authorities.

الافتراضاتAssumptions

لكل افتراض أثر على الرقم. الافتراض غير المعلن أخطر من الرقم نفسه.Each assumption affects the figure. An undisclosed assumption is more dangerous than the figure itself.

التحققVerification

اطلب عرض المنهجية والافتراضات قبل الرقم. هذا ما يميّز رأياً مهنياً عن تقدير.Ask for the methodology and assumptions before the figure. This separates a professional opinion from an estimate.
